With more residents ordering online, parcel management has become a daily challenge. Here’s what you need to know.

How Parcel Delivery Works

Standard Delivery

  1. Courier arrives at main lobby
  2. Security calls your unit intercom
  3. If you’re home → courier delivers to your door
  4. If you’re not home → security may or may not accept the parcel (varies by security shift)

Problem: There is no standardized parcel holding system. Whether security accepts your parcel depends on the guard on duty.

Large/Fragile Items

  • Furniture, electronics, appliances should be delivered when you’re home
  • Schedule delivery for when you know you’ll be available
  • Lift access may need to be booked for large items (see Move-Out Procedure for lift booking)

Parcel Theft Prevention

Parcel theft (porch piracy) has been reported at 1120 Park Avenue. Here’s how to protect yourself:

If Something Goes Missing

  1. Check with security — did they accept it? Who signed?
  2. Check with neighbors — did anyone accept for you?
  3. Check your unit entrance — sometimes delivered but not notified
  4. Contact the courier — tracking proof of delivery
  5. File police report — if value is significant
  6. Claim from seller — most platforms have purchase protection

The Ideal System

Future feature: A centralized parcel locker system (secure, lockable boxes) would eliminate porch piracy. This is a common upgrade for condo communities.

Food Delivery

Food delivery (GrabFood, foodpanda, ShopeeFood) works differently:

  • Rider calls your phone → you come down to lobby to collect
  • Rider cannot enter the building without a pass
  • Some riders may leave food at security post — collect promptly

Tips:

  • Meet the rider at the main lobby entrance for fastest service
  • In your delivery note, write: “Block [XX], call on arrival”
  • Don’t ask riders to leave at security — food sits, goes cold, attracts pests
