Congratulations on your new home at 1120 Park Avenue! This guide covers everything you need to know as a new owner.
Before You Move In
1. Management Office Visit
- Visit the Management Office (Level 1, Main Lobby) during office hours
- Office hours: 9:00 AM – 5:00 PM (Mon–Fri), 9:00 AM – 1:00 PM (Sat)
- Bring your sale and purchase agreement (SPA) copy for verification
2. Unit Handover Checklist
- Request unit handover inspection appointment
- Collect all keys (unit, mailbox, car park)
- Check utility meters (electricity, water) — record initial readings
- Verify all fittings, fixtures, and appliances are in order
- Report any defects within 7 days of handover
3. Essential Registration
- Visitor pass system: Register via Gprop app or JaGaApp
- Car park allocation: Submit car park bay application (first come, first served)
- Mailbox key: Collect from security post
- Access card: Apply for owner access card at management office
Monthly Sinking Fund
- All owners contribute to the Monthly Sinking Fund (maintenance charge)
- Rate: Based on your unit’s strata area (check your SPA)
- Typically: RM 0.10–0.15 per sqft per month
- Payment via bank transfer or online portal (Gprop/JaGaApp)
- Late payments incur penalty charges

Community Rules Highlights
