Renovation Permit Process

All renovation work inside your unit requires JMB approval. This guide covers the application process, rules, and timelines.

Before You Start

1. Check What’s Allowed

Minor works (self-declaration, no permit needed):

  • Interior painting
  • Flooring replacement (non-structural)
  • Kitchen cabinet replacement (same footprint)
  • Bathroom fixture upgrades (same connections)

Major works (JMB permit required):

  • Any structural changes (walls, columns)
  • Electrical rewiring
  • Plumbing changes
  • Air-cond installation (external unit)
  • Balcony modifications
  • Window/door replacements

2. Required Documents

  • Tenancy agreement (if you’re a tenant) β€” must have landlord’s consent
  • Renovation proposal β€” describe scope of work with sketches/photos
  • Contractor details β€” name, company, license number, contact
  • PE approval β€” for structural changes (Professional Engineer certificate)
  • Renovation deposit β€” refundable after final inspection

Application Steps

Step 1: Submit Application

  • Visit Management Office or submit online via Gprop/JaGaApp
  • Fill in the Renovation Application Form
  • Attach all required documents

Step 2: JMB Review (3–5 working days)

  • JMB will review your application and proposal
  • May request modifications for common property impact
  • You’ll receive approval or rejection notice

Step 3: Collect Permit & Deposit

  • Pay the renovation deposit (varies by scope)
  • Collect the JMB work permit
  • Display the permit visibly at unit entrance

Step 4: Renovation Work

  • Work hours: Weekdays only, 9:00 AM – 5:00 PM
  • No work on weekends or public holidays
  • Contractor responsible for common property protection
  • Daily cleanup required (no debris in corridors)

Step 5: Final Inspection

  • Notify management office when work is complete
  • Management will inspect the unit and common property
  • Any damage must be repaired before deposit refund

Common Property Rules

  • No debris in corridors, lifts, or car park
  • Lift use: Schedule with management (off-peak hours preferred)
  • Loading/unloading: Use designated loading bay only
  • Noise: Keep noise within acceptable levels (respect neighbors)
  • Dust control: Seal unit doors, use dust barriers

Refund timeline: 14–30 working days after final inspection (deductions for damages)

Penalties

  • Working without permit: RM 500 per day
  • Working outside permitted hours: RM 200 per violation
  • Common property damage: Full repair cost
  • Repeated violations: Work stoppage + reapplication

For structural changes, consult a Professional Engineer (PE) before submitting. The JMB requires PE approval for all structural modifications under the Strata Management Act 2013.
