Rules & Regulations

All residents of 1120 Park Avenue must comply with the Joint Management Body (JMB) bylaws and common property regulations.

Common Property Rules

Lobby & Corridors

  • No items stored in corridors, stairwells, or fire exits
  • No hanging laundry on corridors or common balconies
  • Keep common areas clean and unobstructed at all times
  • No unauthorized postings on notice boards

Quiet Hours

10:00 PM – 8:00 AM β€” no loud noise, music, or renovation

During quiet hours, keep noise to a minimum:

  • No loud music or TV
  • No renovation or drilling work
  • No loud gatherings or parties
  • Keep conversations to a reasonable volume

General Conduct

  • Cleanliness: no littering or dumping in common areas
  • Safety: fire exits and corridors must remain clear at all times
  • No smoking in indoor common areas
  • No illegal activities on common property

Car Park

Resident Parking

  • Maximum 2 cars per unit (registered)
  • Car park bay assignment is first come, first served
  • No parking in non-allocated bays
  • Display parking pass on dashboard
  • No commercial vehicles above 3.5 tonnes without JMB permission

Visitor Parking

  • Max 48 hours per vehicle
  • Register via Gprop/JaGaApp for advance passes
  • Walk-in registration at security post (main lobby)
  • No parking in allocated resident bays
  • Fine: RM 50 for overstaying

Amenities

Swimming Pool

  • Hours: 7:00 AM – 10:00 PM
  • Shower before entering
  • No glass bottles or food in pool area
  • Children under 12 must be accompanied by an adult

Gymnasium

  • Hours: 6:00 AM – 10:00 PM
  • Wear appropriate sportswear and gym shoes
  • Towels provided
  • Maximum 2 guests per member visit (with resident’s presence)

Function Room & BBQ Pits

  • Book via management office
  • Minimum 3 days advance notice
  • Deposit required (refundable after cleanup inspection)
  • Users responsible for full cleanup

Children’s Play Area

  • Supervised by adults only
  • No food or drinks

Visitors

  • Visitors must register at the security post (main lobby)
  • Register via Gprop/JaGaApp for advance visitor passes
  • No short-term rentals or guesthouses without JMB approval

Pet Policy

  • Maximum 2 pets per unit
  • Pets must be registered with management office
  • Pets not allowed in common areas (except pet relief zone)
  • Owners responsible for pet waste and behavior
  • Aggressive pets must be muzzled
  • No pets in pool, gym, or function room

Waste Management

Daily Collection

  • Collection time: 7:00 PM daily (Mon–Sat)
  • Place waste bags at designated waste collection area
  • Max 2 bags per day (large bin size)
  • No waste left outside collection hours (fine applies)

Recycling

  • Separate recyclable waste: plastic, paper, metal, glass
  • Place recyclables in designated recycling bins

Renovation Rules

  • JMB approval required before starting any renovation
  • Work hours: Weekdays only, 9:00 AM – 5:00 PM (no weekend work)
  • Renovation deposit: Required (refundable after inspection)
  • No structural changes without PE (Professional Engineer) approval
  • Contractor must display JMB work permit at unit entrance
  • Contractor responsible for all common property damage

Common Property During Renovation

  • No debris in corridors, lifts, or car park
  • Lift use: Schedule with management (off-peak hours preferred)
  • Loading/unloading: Designated loading bay only
  • Daily cleanup required

Emergency Procedures

  • Fire: Use fire alarm, evacuate via stairs (NOT elevator)
  • Medical emergency: Call 999, inform security for access
  • Water leak: Turn off main water valve, call management immediately
  • Security incident: Contact security 24/7 at 03-7496 7589

Violation & Penalties

  • First offense: Written warning
  • Second offense: Fine (RM 100–500)
  • Third offense: JMB committee review
  • Repeated violations: Legal action may be pursued
