Common Property Rules

General Rules

Quiet hours: 10:00 PM – 8:00 AM — no loud noise, music, or renovation
Cleanliness: Keep common areas clean; no littering or dumping
Safety: Fire exits and corridors must remain clear at all times
Smoking: No smoking in indoor common areas
Pets: Registered only; not allowed in pool, gym, or function room

Quiet Hours

10:00 PM – 8:00 AM

During quiet hours, keep noise to a minimum. This includes:

No loud music or TV
No renovation or drilling work
No loud gatherings or parties
Keep conversations and activities to a reasonable volume

Visitors

Visitors must register at the security post (main lobby)
Visitor parking: Max 48 hours per vehicle
Register via Gprop/JaGaApp for advance visitor passes
No short-term rentals or guesthouses without JMB approval

Waste Disposal

Waste collection: 7:00 PM daily (Mon–Sat)
Place bags at designated waste collection area
No waste left outside collection hours
Recycling: Separate recyclables (plastic, paper, metal)

Car Park Rules

Max 2 registered cars per unit
First come, first served bay allocation
No blocking of non-allocated bays
Visitor parking in designated zone only
No commercial vehicles above 3.5 tonnes

Amenities

Swimming Pool (Ground Floor)

Hours: 7:00 AM – 10:00 PM
Shower before entering
No glass bottles or food in pool area
Children under 12 must be accompanied by an adult

Gymnasium (Ground Floor)

Hours: 6:00 AM – 10:00 PM
Wear gym shoes and sportswear
Towels provided
Maximum 2 guests per member visit (with resident’s presence)

Function Room & BBQ Pits

Book via management office
Minimum 3 days advance notice
Deposit required (refundable after cleanup inspection)
Users responsible for full cleanup

Pets Policy

Max 2 pets per unit (registered)
Register pets at management office
Pet relief zone only (not pool, gym, function room)
Owners responsible for pet waste and behavior
Aggressive pets must be muzzled
