Condominium Rules & Regulations

All residents of 1120 Park Avenue must comply with the Joint Management Body (JMB) bylaws and common property regulations.

Common Property Rules

Lobby & Corridors

  • No items stored in corridors, stairwells, or fire exits
  • No hanging laundry on corridors or common balconies
  • Keep common areas clean and unobstructed at all times
  • No unauthorized postings on notice boards

Car Park

  • Maximum 2 cars per unit (registered)
  • Car park bay assignment is first come, first served
  • No parking in non-allocated bays
  • Visitor parking: Max 48 hours, register via Gprop/JaGaApp
  • No commercial vehicles above 3.5 tonnes without JMB permission

Amenities

  • Pool: 7:00 AM – 10:00 PM. Shower before entering. No glass bottles.
  • Gym: 6:00 AM – 10:00 PM. Wear appropriate sportswear and gym shoes.
  • Children’s play area: Supervised by adults only. No food or drinks.
  • Function room: Book via management office. Min 3 days advance notice.
  • BBQ pits: Book via management office. Clean up after use.

Noise & Conduct

  • Quiet hours: 10:00 PM – 8:00 AM (no loud noise, music, or renovation)
  • No excessive noise during non-quiet hours (consider your neighbors)
  • No illegal activities on common property
  • No smoking in indoor common areas

Pet Policy

  • Maximum 2 pets per unit
  • Pets must be registered with management office
  • Pets not allowed in common areas (except pet relief zone)
  • Owners responsible for pet waste and behavior
  • No pets in pool, gym, or function room

Renovation Rules

  • JMB approval required before starting any renovation
  • Work hours: Weekdays only, 9:00 AM – 5:00 PM (no weekend work)
  • Renovation deposit: Required (refundable after inspection)
  • No structural changes without PE (Professional Engineer) approval
  • Contractor must display JMB work permit at unit entrance
  • Contractor responsible for all common property damage

Waste Management

  • Waste collection: 7:00 PM daily (Monday–Saturday)
  • Place waste bags at designated waste collection area
  • No waste left outside collection hours (fine applies)
  • Recycling: Separate recyclable waste (plastic, paper, metal)
  • Large items: Arrange special collection via management office

Emergency Procedures

  • Fire: Use fire alarm, evacuate via stairs (NOT elevator)
  • Medical emergency: Call 999, inform security for access
  • Water leak: Turn off main water valve, call management immediately
  • Security incident: Contact security 24/7 at 03-7496 7589

Violation & Penalties

  • First offense: Written warning
  • Second offense: Fine (RM 100–500)
  • Third offense: JMB committee review
  • Repeated violations: Legal action may be pursued
